Ferry Island - Tottenham Hale

Fire Alarm Integration Across a Multi Block Residential Site

The Challenge

Ferry Island is a high end residential development in Tottenham, made up of three apartment blocks spread across a large site. The buildings required a robust life safety solution that could protect residents without compromising the day to day functionality of the property.

The scale of the site meant multiple systems needed to work together seamlessly, including smoke ventilation, sprinklers, lifts, building management and security. Every one of these had to respond correctly in an emergency.

The Solution

We commissioned a 12 panel fire alarm network across all three blocks, integrating with a wide range of other systems.

The fire alarm triggers over 200 automatic opening vent (AOV) zones throughout the development. It also monitors the sitewide commercial sprinkler system, including flow switches, zone checks and tamper valves, and sends all signals back to the centralised sprinkler monitoring panel in the sprinkler plant room.

Residential sprinklers, wet risers and dry risers in each block are also monitored by the fire alarm. Any issues or activations are relayed to occupants via the fire alarm panels or the PC based head end, which includes layouts of every floor and device to aid investigation.

Links to the Building Management System shut down ventilation, gas and water valves, lighting control, smoke dampers and security systems when required. Aspirating detection protects each lift individually, giving very early warning of an issue without affecting the other lifts on site.

All systems are programmed to a cause and effect matrix. Testing is witnessed by a commissioning manager on behalf of the client and a representative of the local Building Control Officer.

We also installed an EVC system across all three blocks, combining fire telephones and disabled refuge units on all above ground floors and basement areas, with accessible toilet alarms in shared spaces. A panel in each block feeds a master panel in the grand lobby, which monitors every floor in every block.

The Result

The completed installation gives Ferry Island a fully integrated life safety system that protects residents while keeping this high end building running smoothly.

The client benefited from:

✔️ A 12 panel fire alarm network across 3 blocks
✔️ Over 200 AOV zones controlled from the fire alarm
✔️ Site-wide sprinkler and riser monitoring
✔️ Early warning protection for every lift
✔️ Seamless links to building management and security systems
✔️ Fully witnessed cause and effect testing
✔️ A centrally monitored EVC system for all blocks

Most importantly, the system provides confidence that any incident will be detected early and managed effectively, helping protect residents, staff and the building itself.
